Terms and Conditions

General Information
• The Balcones Woods Club Commons Area is for the use of Balcones Woods Club members and their guests.
• All reservations are managed and collected by Goodwin Management.
• Only members of Balcones Woods Club, Inc. in good standing are allowed to make reservations.
• Reservations requests and all payments must be submitted no less than 10 business days before the event. Please allow five (5) business days for approval.
• The resident making the reservation will be responsible for the reservation and clean-up of the event.
• The use of the facilities is at the sole risk of the user.
• By accepting the terms and conditions you hereby agree to release the association against all claims and liabilities for any injury or exposure of users.
• ANY CHARGE FOR CLEAN UP OR DAMAGE REQUIRING REPAIR WILL BE CHARGED TO THE RESERVING PARTIES HOA ACCOUNT.
• Please make separate checks out for each reservation to Balcones Woods Club.
o Cash and credit card is not accepted.
• Reservations will not be finalized until payment is received and processed by Goodwin Management. Reserving party will receive an email once their reservation is finalized.
• A $25 fee for all returned checks will be assessed.
• Payments must be submitted to Goodwin Management (corner of Balcones Woods Dr & Hwy 183) 11149 Research Blvd, Ste 100 Austin, TX 78759 in a sealed envelope to the Attention of James Browder.
• Any questions about the reservation process should be directed to Goodwin Management Attention James Browder 512-852-7927.

Playground – includes BBQ Grill and Picnic Tables:
• Parties with 1-25 attendees, no fee required. Parties with 26-50 attendees will be a $25 fee.
• Reservation does not include exclusive use of the playground facilities.

Pool – includes BBQ Grill Area [Swim Season Only]
• Any pool reservations will not include exclusive use of the pool facilities.
• Parties of any size will be charged a $25 fee per hour (minimum 2 hours) with a limit of 4 hours total.
• All parties with greater than 50 attendees must have Operating Committee President’s approval at least fifteen (15) business days prior to date of reservation and fees will be adjusted by Board.

Clubroom:
• Parties of any size will be charged a $25 fee per hour (minimum 2 hours) with a limit of 4 hours total.
• Maximum occupancy is 50 people per City of Austin fire code.

CLUBHOUSE CHECKLIST
The Balcones Woods Clubhouse is here for your enjoyment. This checklist will help assure the next person finds the facility as enjoyable as you and your guests, and no other fees will be assessed to your HOA account
• GENERAL RULES
o No smoking in Clubroom.
o No tape, tacks or nails on walls, ceiling, windows or doors.
o No glass outside of Clubroom.
o No wet bodies allowed in Clubroom.

• CLOSING OF CLUBHOUSE
o Return Clubhouse furniture and accessories to their original position.
o Remove all food and beverages from the refrigerator and microwave.
o Remove all decorations and accessories brought with you.
o Clean / Wipe down appliances and surface tops.
o Wipe down tables and chairs.
o Sweep and mop floors (spills, water from swimmers, etc).
o Vacuum inside door mats.
o Clean glass on doors and windows (hand prints, etc).
o Bag and remove your trash from the clubhouse.
o Make sure water faucets are turned off.
o Adjust heat down to 60 or air up to 85.
o Close and lock all doors and windows / Turn off lights and fans.
o Return remotes to shelf under Television.
